What if the bidding does not reach a price I will accept?

Then the property is not sold. You set a reserve, and the home cannot be sold below it. If the reserve is not met on the day we negotiate afterwards, but by then we know exactly who the genuine buyers are and what they are prepared to do.

Is this only for distressed properties?

No, and this is the most common misunderstanding. In America the word auction can suggest foreclosure or liquidation. This is a structured, competitive selling methodology used for desirable homes, designed to create attention and urgency while protecting the seller.

Why not simply list with a price?

A listed price is a prediction made before the market has responded. Too high and the property loses momentum, too low and you cap your own result. A defined process lets buyers demonstrate what they believe the home is worth.

What if a strong offer arrives early?

That happens often. A qualified buyer can present a strong offer before the sale date. You may accept it, or bring it into the process so other interested buyers have to respond to it.

Does a deadline scare buyers away?

A deadline removes ambiguity. Serious buyers are given a clear date, clear terms and a clear way to compete. The buyers a deadline discourages are usually the ones hoping to negotiate slowly against a tiring seller.

How is my price protected if buyers see each other bidding?

Open competition is the protection. In private negotiation each buyer is bidding against you with information you cannot see. In the open, they respond to each other, and the price becomes a demonstrated fact.

What does preparation actually involve?

Whatever the property needs before launch: repairs, presentation and styling, professional photography and film, floorplans, written copy and the pricing strategy itself. Nothing goes to market unfinished.

What happens if the property does not sell on the day?

The campaign does not end. We negotiate from a position of knowledge, with every interested buyer identified, qualified and already emotionally engaged with the home.
