My job is not to tell you the number you want to hear.

Any agent can quote a high figure to win a signature. It is the easiest promise in this industry to make and the hardest to keep. A quoted price is a prediction, and predictions made before the market has responded are guesses dressed as expertise.

Our job is different. We design a strategy capable of discovering the highest price the market is prepared to pay: prepare the property properly, attract every buyer who should care about it, bring them to a defined date, let them compete in the open, and hold a reserve the seller sets so nothing is ever sold below an approved price.

The market decides the number. The strategy decides how much of it you capture.

Start with the seller

Why you are selling, what a successful outcome looks like, your timeframe and what concerns you most. Strategy follows those answers, never the other way around.

Preparation before promotion

There is one opportunity to launch a home for the first time. Presentation, photography, film, copy and pricing strategy are settled before the market sees anything.

Analyse what we are selling

Not bedrooms and square footage. Position, land, light, outlook, scarcity, lifestyle and the buyers currently active in this category.

Value is subjective

Two buyers can place very different values on the same home. The buyer who wants it most is rarely the buyer who values it least.

The danger in guessing a price

Too high and the property loses momentum. Too low and the seller caps their own result. A process that lets buyers demonstrate value removes the guess.

Time works against price

A new listing creates curiosity, curiosity creates attention, attention creates competition. That energy has a shelf life, so we compress it rather than wait it out.

Find the buyer who changes the result

Bargain hunters, passive browsers, logical buyers and heart buyers all behave differently. The campaign is designed for the buyer most likely to pay the ideal price.

The process

Three phases, one objective

A sale can happen at any stage. The strategy does not depend on the final day, it simply creates the conditions where the strongest buyer has to act.

    Before the sale date

    A qualified buyer can present a strong offer early. The seller may accept it, or bring it into the process.

    On the sale date

    Interested buyers compete openly and transparently. The property sells once the reserve is met.

    After the sale date

    If the reserve is not reached, we negotiate from a position of knowledge, with every genuine buyer identified.
